Considerations when buying a home...
You want to purchase a home and you know the physical aspects of a
house - the location, the number of rooms and the soundness of
the structure, among others - are important. But what of the
other less obvious considerations? As one of the leading Connecticut
real estate agencies, Juner
Properties and its dedicated team of Connecticut
real estate agents would not be doing their job if the more sublime
aspects of relocation were not addressed. A sampling of these considerations
might include the following....
If you have children you'll want to know about the
school system. Is there a grammar school, middle school and high school
in town? If not, where will your children be bussed?
How far is it to the nearest emergency facilities, such as a hospital,
first aid squad, police station or firehouse?
You have probably been advised of the tax rate, but will there be other
assessments coming up in the next year or two? What might the tax rate
be after that?
What is the accessibility to public transportation?
As stated, the points listed above are only a sampling of things that
should be considered at the time of buying a house. At Juner
Properties,
one of the leading Connecticut real estate agencies in the county of
Fairfield, our Connecticut real estate agents will discuss these points
and more with you until we are sure you are comfortable enough with
your knowledge of the CT real estate listings you are considering to
make an informed, intelligent decision.

F.S.B.O.'s
For Sale By Owner. Most homeowners think these are the four most dreaded
words Connecticut real estate agents can hear. In a reversal of fortunes,
however, those four words may turn out to be the homeowner's
biggest nightmare.
It's true...a home sold by its owner saves the commission
that CT realtors would rightfully earn on the sale of a home. But even
with the most prudent of planning, how many typical homeowners are
truly experienced enough in the negotiation of the sale of a house
to be wary of all the inherent pitfalls and things that could go awry?
Truth be told...a very small percentage, if any at all.
From a marketing perspective alone, there are many benefits in using
one of the licensed, Connecticut real estate agents at Juner
Properties.
An experienced agent can utilize any number of marketing opportunities
and strategies that the typical "For Sale by Owner" does
not even know about. The Multiple Listing Service and organized tours
are just two such examples. Additionally, real estate agents in
Connecticut can screen prospective buyers and only bring those that seem truly
interested in your home and that are financially pre-qualified to purchase
it at the asking price. With a F.S.B.O., on the other hand, the home
owner can get anybody and everybody calling or stopping in at all hours
of the day and night, whether they are financially able to purchase
the house or not!
The sale of real property is not just a marketing exercise. There
are many legal issues involved which can create liability for the seller
that someone other than Connecticut real estate agents might not realize.
Homes sold by their owner have seen an increase in the number of claims
and lawsuits as of late, with the vast majority of them filed against
the sellers by the buyers. The process by which title to real property
is transferred is a complicated one, real estate & CT being no
exception. Matters concerning escrow, transfer of title, apportionment
of costs and any number of other matters must be addressed. Also,
a simple missing word, or a mistake in grammar can create a dispute
that can give rise to a lawsuit.
Sellers can face other dangers as well. For example, in most states,
and real estate in CT is no different, there are substantial risks
involved when a seller agrees to "carry back" a
note from the buyer...risks than can cost the seller thousands
of dollars. Many homeowners don't realize that their good credit
rating could be ruined by a buyer's default for many months,
or even years, after the buyer assumes their loan.
In short, for many "F.S.B.O.'s," a lawsuit can not
only ruin your whole day, it can take many months and many thousands
of dollars to prove that you are innocent of the charges levied. Perhaps
the worst part of it is that even if you win the case, you will have
to write all those checks to pay for attorney's fees yourself - there
is no insurance to cover it.
Experienced, professional Connecticut real estate agents understand
all these risks, and they can help you to minimize them in a variety
of ways. They undergo many hours of training and educational programs
that emphasize risk reduction and protecting clients' interests.
If you were selling your home on your own and someone showed up at
your door with the following questions, how would you answer them?
- How did you determine the fair market value of this property?
- How does your home compare to others like it in surrounding towns?
- Can you help me with financing?
- I'm ready to make an offer...can you draw up the paperwork?
- I assume we can take the realtor's fee right off the top since
you're not using one, right?
- Are you paying for all the inspections?
- What are you required by law to disclose to me?
Indeed,
selling your home without employing the help of Connecticut real
estate agents is very risky business. Yes, it costs money to employ
a real estate agent, but in the long run it is money wisely spent.
When you contract with Juner Properties' real estate agents Connecticut,
you will likely be able to sell your property faster, with less hassle,
while at the same time vastly reducing the chance that your buyer
will come back to haunt you.
